Each month, following your marketing calendar, will help keep you on the fast track to success. Update the calendar throughout the year with unplanned marketing, like your listings. By adding in your planned and unplanned activities, you can look back at the end of the year and see the actual costs of your annual marketing, the progress you have made, and you can calculate the costs of your leads and closed transactions.
How are marketing leads calculated?
It can seem difficult to calculate the average for the value of your closed leads. But, once you know which specific type of lead you are focusing on, it is a simple math problem.
You divide the total revenue generated by the total number of leads closed. For example, let's say you closed $2 million in total revenue from all your real estate transactions. And you closed 55 leads throughout the year. $2 million divided by 55 is $36,363.63. So your average closed lead value is $36,363.63. Congratulations!
The second metric needed to know the cost of those closed leads is the close rate. Close rate is the percent of total leads who turn into customers. For example, you received 145 leads, with 55 of those closing. You subtract 145 from 55 to equal 90. Then you divide 90 from 145 to equal .62. Now you multiply .62 times 100 for the closed rate of 62%. This means you are closing 62% of the leads you are receiving.
Well done! Now, to improve that number, you can look over your marketing calendar and see where you can improve. Some opportunities include growing your targeted market farm area, consistently sharing valuable information that matters to each unique farm, and continuing to build your referral base with more personal interactions.
What should a marketing calendar include?
You can schedule your planned marketing activities like direct mail strategies or newsletters right now. We recommend using at least three different methods; networking events, postcards, social media, etc. Find the methods that work for you and stick with them.
